The Escrow Process While Buying a Home

Once you are in the home stretch, you are in the escrow, but what a long stretch it is. The days until you get your new home keys can not go by quickly enough, yet at the same time, you are busy doing everything that needs to happen to close that it feels like there are not sufficient hours in the day. Here is a general overview of what to expect while in this stage.
  • Appraisal: The home will be apprise by the lender. You may need to give a check for this up front instead of waiting until closing to pay the fee. Because, appraisal will occur no matter what, but not all the transactions make it to closing table. The appraisal protects lender from lending you more funds than home is worth. If the appraiser gives the value to the home is lower than purchase price, seller will have to accept to adjust price downward or for the difference you will have to pay.
  • Secure your financing: The lender may ask for more paperwork to secure financing while you are in escrow, if underwriter requests it. It never hurts to be proactive and ask lender if anything else is required to secure loan. Obviously, yo do not want to release financing contingency until you are 99.9% sure that your loan will fund. Otherwise, you will lose earnest money deposit and subject to other damages.
  • Pest inspection: For the bank's benefit pest inspection is required by the bank. This helps in case, you buy a house and later came to know that it is termite ridden, you might just walk away if you can not spend to pay for repairs. If the home has suffered from the termites of significant damage, bank will have trouble finding a new buyer. The pest inspections are inexpensive and protect you from that you do not want to buy a home with active wood destroying insects infestation.
  • Home inspection: The home inspection is technically optional, but you should consider. A home inspector examine the readily visible components of the home looking for the problems that your untrained and the first time home buyer's probably would never catch. Home inspection can protect against expensive surprises later on, nasty, and sometimes give some bargaining power to get seller to lower price if anything major needs to be fixed.
  • Secondary inspection: In the home inspection reveals any major problems, you may decide to have secondary inspections done. Even though home inspectors are extremely helpful in diagnosing problems, they are only generalists but not specialists, they might have expertise in one area like plumbing and may not electrical. So if they identified a problem, they might recommend to have more specialized professional examine that item before proceeding with transaction.
You can acquire the Hazard Report (you don't have to do anything) and it will tell you things like whether the home is in a flood zone, an airport noise zone, or anything else which present a significant danger in that location. If there are any known problems to the seller or his or her agent, they need to they are required to legally disclose those problems, so review the seller disclosure. To avoid any future contingent the title troubles, need to get the title search and title insurance. Before closing the home make sure that there no new and not mentioned damages.

Drawbacks of Online Recruitment

With many of the benefits of online recruitment, businesses are using the Internet for recruiting purpose. There are, however, certain drawbacks that limit any company for recruiting and hiring online. Besides the drawbacks of recruitment, company may face the challenge of communication. In this article, we will discuss the drawback of online recruitment.

Following are the drawbacks of online recruitment
  • Large volume of responses: As the websites can be viewed by anyone across the world, there are large volume of responses for which you need time to go through each application. For avoiding unsuitable applications, you should be careful when posting job description and try to be specific particularly about the duties and responsibilities of one in the  job and the qualifications required.
  • Technological issues: If the process of hiring involves applications to be filled, you may be missing out the qualified candidates who will just send a resume. Many applicants do not like the time taken online after submission of the resume, as there is a probability of slow-down of operations during submission process. Therefore, they might not be serious about the job especially when the company is recruiting online.
  • It involves competition on large scale: As there are numerous jobs posted online and many people on the look out for jobs can miss out your job ad. Thus, they apply for other jobs.
  • Less direct contact: As recruiting happens online, interviews are usually conducted on telephones by which human resource professionals can't read and judge the candidate's personality and attitude.
  • Dissatisfaction of candidates: Many candidates prefer for traditional methods of job searching such as news papers, employment agencies etc. If the company is relying entirely on online recruitment, then probably they will miss out talented candidates.
  • Specialized jobs: Many jobs need specific experiences and skills that a company can't reach them through online recruitment process. In this case, more proactive approach is required like head hunting for jobs.
  • False information: This can be dangerous for the recruitment process. Whatever the candidate specified in the resume might not necessarily match the skills and experiences they actually have. The skills that they mentioned in the resume may not be verified until they meet the candidate in person.
  • Limited scope: The company is not not able to reach candidates that do not log on to websites. This makes the scope of online recruitment limited.
Considering these practices, companies should plan their hiring strategies so that they do not face the constraints in the process.

Pre-employment Drug Screening

Nowadays, most of the organizations are implementing pre-employment drug screening program in hiring process. As it helps in preventing and protecting the organization from drug abused employees. And it also saves the cost of healthcare and compensations that are lost in the drug abused employee.

Methods of  pre-employment drug screening:
  • Laboratory test: It is one of the most basic method of drug testing. In this method, it requires specimens (hair, urine, blood) of the applicant and then the samples are send to the certified laboratory.
  • Drug testing kits: In the market, many instant drug test kits are available. So, this could be the best option for the employer to find the job applicants drug habits.
Requirements for the pre-employment drug screening:
  • Written drug testing policy: Employer should have a written drug testing policy to have a drug free job applicants.
    • When to do drug screening
    • Type of drug screening tools to be used
    • Timing of the drug test
    • What to do if the results are positive
    • Procedure to follow to conduct drug test
    • Drug abusers are not entertained
  • Notify the job applicants: This is very important part in hiring process. Employer should notify the job applicants through the employment application form at the interview time.
    • Notify in advance: Employer should give prior written notice of "employment drug screening" to the job applicants before testing. Because many drug testing laws says that the job applicants should be notified in advance about the test and under what condition.
    • Written notice details: It contains about the type of drug testing will be carried out on the applicant.
  • Employer should do the same drug testing program for all the job applicants in a particular job category. There should be no bias or discrimination while conducting the drug test.
  • Know your state and industry's regulations: It is suggested to know changes happening in the states and federal laws. Example: Certain type of background screening procedures should be followed.
Americans with Disabilities Act, a federal law that protects the individuals with the disabilities from discrimination. So, employer should offer conditional job offer letter to the job applicant which should indicate that job offer is conditional on completion of a drug test with positive results. And also employer should not discriminate job applicant in the hiring process based on use of prescription medication.
  • Get the job applicant's consent: Employer should get the written certification from the job applicant about that he got notified about the background check, drug testing and others. Because, if the employer test the applicant without his knowledge or consent then this could lead to a legal problem.

Importance of Internet Marketing for Auto Dealership

The Internet and the technology make the people to access the information from their pockets through mobile phones. In the present days to find any information the first source is the Internet. Customers read the auto news, reviews and updates from different sources like blogs, online communities, etc. So before they are coming to an auto dealer, they researched on some topics which is very essential for them. The digital marketing enables an auto dealer to find in the Internet by the users. It became a common Internet marketing strategy. Now we will see some other important issues relating to Internet marketing for auto dealerships.
automotive marketing
  • Reach more customers: Internet provides the advantage to reach customers worldwide. Just having a website for a dealership is not enough, the other side of the globe people can know about you. But the area of the dealer cover generally for a city or for a particular area. The location based services helps to find the customers within the area. The pay per click, local search engine optimization, etc., will help you to target on specific geographic area people as well with specific demographics. It works more accurately than the direct campaigns to the customers.

Fuel Pump – the Heart of Your Car Engine

The fuel pump is an essential part of the engine of a car. The vehicle needs energy source or fuel source to run. The fuel sources are electrical, liquid fuel and gas (like hydrogen) or any other. If the engine is based on a liquid fuel like gasoline (petrol) or diesel, it needs a way to get the fuel from fuel system to the carburetor. In most of the fuel delivery system, this method is fuel pump.

There are mainly three types of fuel pumps available at present. Two of them are used in automobiles, and the other one is not in use for automobiles. Each one has its own way of working qualities. Knowing about these will help to find the suitable one for your vehicle. In this article, we will discuss each briefly.
  • Mechanical fuel pumps: Mechanical fuel pumps are used on carburetor based engines. A mechanical fuel pump's operation depends on the turning of a cam shaft. As a lever, it influences, pulling on diaphragm. And the diaphragm operates valves and lets the fuel to come out of the tank into the fuel distribution system. Because of this, mechanical operation, these pumps are called mechanical fuel pumps. These can operate only at 4-6 psi. These are low pressure pumps typically mounted on engine. The efficiency of fuel delivery system with mechanical fuel pumps slows down because it pumps the fuel into carburetor.
  • Electric fuel pumps: Electric fuel pumps are used on the fuel injection system based engines. These can operate at 30-40 psi. There is no eccentric cam on a cam shaft in the electric fuel pumps to operate. These can produce higher pressure than the mechanical fuel pumps. Some fuel injection systems use two electric fuel pumps, one is mounted near or on the engine and another one is in the fuel tank.
Mechanical fuel pumps are slowly giving way to electric fuel pumps because of the latter's higher pressure pumping than mechanical pumps. Mechanical fuel pumps along with fuel injector help inject the fuel where it is needed. So, it becomes a more desirable alternative  to the mechanical fuel pump.
  • Turbo fuel pumps: These are the third type of fuel pumps and are rarely used. This is because turbo fuel pumps are large in size, and are used for high volume type of engines. These are used in the jet and rocket engines. Researches has reduced the manufacturing costs of these engines but still these are large in size, and do not fit for the car.
So your car might possess either mechanical fuel pump or electrical fuel pump. You can know it finding it whether it has a carburetor or an injector.

Types Of Micronutrients

Micronutrients are mainly of two types. They are vitamins and minerals. Each micronutrient has a specific role to play in the body.

In this article, we mention types of micronutrients required by the body.

How many types of micronutrients are there?
There are two types – Vitamins and minerals

Vitamins
Vitamins are a type of micronutrients. Their intake is less but still have importance in the body.
Vitamins based on their soluble nature again classified into two types namely water soluble and fat soluble vitamins.
  • Water soluble vitamins - they dissolve in water and transport to different parts of body. These vitamins cannot be stored in the body for long time and they will pass away whenever water is washed out from the body or go along with urine.
Water soluble vitamins include vitamin B and vitamin C.
  • Vitamin B is not a single vitamin, it is complex of vitamins that include
    • Thiamine(B1)
    • Riboflavin(B2)
    • Niacin(B3)
    • Pantothenic acid(B5)
    • Pyridoxine(B6)
    • Biotin(B7)
    • Folic acid
    • Cyanocobalamin(B12)
Vitamin C is available in ascorbic acid form.
  • Fat soluble vitamins – These vitamins are soluble in fats and they can be stored in the body. They include Vitamin A,D, E and K.
Most of the fat soluble vitamins have anti oxidant property which has role in protecting cells from damage.

Importance and intake of these vitamins differ from one age group to other. For example, some vitamins are required in high amounts for pregnant and lactating women, requirement of some vitamins is high for teenagers, some vitamins in high amounts for menopause and old age etc.
Minerals
Minerals belong to a class of micronutrients. Their requirement is very less to the body but importance is inevitable.

Minerals again categorized into macro minerals and micro minerals or trace elements.
  • Macro minerals – Magnesium, calcium, potassium, sodium, chlorine, phosphate and sulfur.
  • Micro or trace minerals – Iron, zinc, manganese, copper, selenium, chromium, boron, cobalt, fluoride, molybdenum, iodine.
Each mineral has a key role in maintaining normal body functions. They have a major role in different metabolisms that synthesize proteins, fats, carbohydrates etc.

Some of the minerals they assist enzymes and speed up the reactions. Some directly involve in some processes like iron help in synthesis of blood pigment hemoglobin which carry oxygen to heart.

Minerals are also important for growth, synthesis of some essential hormones, and maintain nervous system.

It is the role played by each micronutrient that differentiate from each other. They can act individually or in combination based on body requirement. They have a predominant place in body maintenance irrespective of quantity in which they are required.

Know About Vitamins that Help in Muscle Growth

Muscle growth is primarily important for giving body a definite shape and to stay fit. Muscle growth can be seen from childhood to adulthood. After certain age, there will be decline in muscle growth due to reduction in calcium and vitamin D. Therefore, make sure to take care with regard to calcium and vitamin D deficiencies. In this article, we discuss vitamins that help in muscle growth.

Vitamins for muscle growth
Muscle growth takes place near hands, legs, heart muscles and lung muscles. Vitamin D, C, E, B complex, iron and proteins help in muscle development.
  • Vitamin D helps in calcium deposition on bones and their overall development. Deficiency of this vitamin leads to formation of improper bones leading to rickets in children.
  • Vitamin C provides oxygen continuously to muscles to continue metabolism that stimulate muscle growth.
  • Vitamin B complex is depository of energy, it prevents muscle tiredness. They promote protein synthesis that is very important for body building.
  • Vitamin E also helps in circulating blood to muscles for their proper functioning.
  • Iron is very important to promote blood supply from lungs to muscles.
  • Calcium and phosphorous are good for muscle or bone development.
  • Coenzyme Q10 is another vitamin that is very important in supplying oxygen to heart muscles for its normal functioning.
Diet that helps in muscle growth
  • Eating food that contains calcium, iron and all the above vitamins helps in muscle growth.
  • Vitamin B complex rich foods – cereals, bread, meat, milk, peas, fish, legumes, soybeans, brown rice, brewer's yeast, etc.
  • Vitamin C foods – strawberries, orange, green peppers, red berries, etc.
  • Protein rich food - egg yolk, salmon mackerel, flax seed oils, etc.
  • Calcium and vitamin D – milk, bananas, broccoli, leafy vegetables, etc.
  • Proteins are the building blocks of muscles, so protein rich diet helps in muscle growth.
For kids muscle growth supports proper walking, development of heart muscles, brain muscles and nervous system. If these muscles are not developed it may lead to many disorders.

Requirement of vitamins at menopause stage, specially for women is very important because they have low calcium and vitamin D levels, because of which muscles become weak and create muscle weakness in women, they cannot do more activities, and often feel tired. Proper intake of vitamins is required.

Main function of muscles is contraction and relaxation. Imagine, if heart muscles are not developed properly and heart contraction and relaxation is improper then it leads to heart failure.

Techniques to Minimize Skidding on Snow

Snow and icy roads make the vehicle skid. Vehicles skidding on snow and icy roads is a common thing during winters, but it can be dangerous. In most of the cases black ice is the main cause fro skidding.

Black ice is very difficult to identify, especially in the night. Because of its transparent nature it looks like the road. When you are driving don't accelerate harshly, drive gently and don't change the gears suddenly because abrupt steering movements may cause skidding. Here are some techniques that will help you minimize skidding on the snow.
  • Brake: Apply the wheel brakes gently and slowly add pressure. The anti-lock braking system will automatically release the brakes and reapply to keep the wheel going round as it will help in not losing the steer control. But it wont work below 4 mph. If you do not have the anti-lock braking system, give the alternative movements to apply the brakes. When sliding down a hill release brake pedal when regaining steering control. Then again reapply the brakes.
  • Based on wheel driving: If your front wheels are skidding, keep off the foot on accelerate. Do not steer immediately. If the wheels are skidding sideways, automatically vehicle will slowdown and traction will return. When it come to your required direction, release clutch and accelerate. In case of back or rear wheels, do not accelerate. Steer the front wheels to the direction to where you want to go. In which direction they are sliding steer to that direction. Means if they are sliding to the left steer left, steer right when they sliding to the right. When the back wheels are sliding the other way, you have to steer right and left for a few times until the vehicle is under control.
  • Steering: While correcting the skid we can easily lose track of front wheels pointing direction. Professionals sometimes mark as 12 o'clock to know where the front wheels are pointing in skid correction. Some steering wheels have lettering or styling to know the front wheel direction clearly.
  • Correction of skid: Do not over correct the skid. The thumb rule for the beginners is keep the front wheel to where it wants to go. It is not good to do late in steering correction because it causes swing violently the other way. Gentle acceleration pull the car back onto your intention course.

Try to avoid traveling on the edges. If you drive on sideways your car may roll over. It is especially for tall 4X4 vehicles.

When the situation is out of control, emergency equipments like airbags, seat-belt will protect from serious injuries.

Nutritional Supplements That Strengthen Teeth Enamel

According to The American Dental Hygienist's Association, teeth are formed by mineralization that begins in the fourth month of pregnancy. Tooth enamel is the hard outer surface layer of your teeth that serves to protect against tooth decay. Tooth enamel is considered as the hardest mineral substance in your body, even stronger than bone.

In spite of its strength, everyday acids that develop from certain foods and drinks, particularly those that are sweet or contain starch, can put your enamel at risk. Acids can attack and soften the tooth surface. Plaque bacteria produce acids that can weaken and destroy the enamel. And once your enamel is gone, it is gone for good.

Tooth enamel development and strength is permanently affected after birth, diet and nutrition. Tooth enamel is made up of the mineral calcium phosphate in a crystal structure. Healthy balanced diet provides minerals, vitamins, and other nutrients essential for healthy teeth and gums. Below are some of the vitamins that strengthens your teeth enamel.

Vitamin C is essential for growth, repair and maintenance of tissue, cartilage, bones and teeth.  vitamin C can protect against tooth decay by slowing the growth of harmful bacteria.

Normal bone growth and bone density depends on maintaining calcium levels. Vitamin D is essential for calcium to be used by the body. If there is not enough vitamin D in the diet, there is not enough calcium absorption to satisfy what the body needs.

Vitamin A and vitamin K are helpful for strengthening teeth. A tooth's enamel contains keratin, a type of protein, and requires vitamin A for its formation. Vitamin K is important in the calcium-binding function of proteins and plays a role in normal bone growth and bone density. It also helps the production of a protein named osteocalcin, which draws calcium into the teeth.

What Vitamins Help Hair Growth?

Now a days many people are suffering from falling hair, spitted hair, dull looking hair etc, and they wanted to make their hair grow, shiner, and stronger within a less time. However, hair can grow only 1 cm a month and that's too not fast.

Eating a balanced diet can help your hair easily and faster growth. The diet should include necessary vitamins, protein, minerals such as iron, zinc and even essential fats. Regular intake of vitamins can promotes healthy hair than any hair growth shampoo and other sources.

Just as our body needs vitamins to maintain proper body functioning, some vitamins too play a vital role for your healthier hair growth. So, better to focus on these vitamins for making your hair stronger, silkier, shiner, and fast growing. Lack of vitamins slows down the growth of hair, making your hair look dull and easily broken and may cause thinning hair.

Following are some of the vitamins which make your hair stronger and healthier:

This vitamin deficiency can lead to weakening of hair structure. Sources of Vitamin C are orange, lemon, lime, melon, strawberries, kiwi, cantaloupe, pineapple, black current, tomato, cucumber, cauliflower, green peppers, potatoes etc.

Vitamin D is responsible for healthy hair follicle growth cycle and it reduces hair loss problem. Sources of Vitamin D are mushrooms, fish, whole egg, milk, cod liver oil, salmon, tuna, cereal, pork, beef liver, ricotta cheese and so on.

Vitamin E is an antioxidant that increases circulation to the scalp, responsible for strong, non-vibrant hair and functions as a stimulant to the immune system. Good immune system makes your hair grow faster. Vitamin E found in ice bran, dark green vegetables, legumes, whole grains, wheat germ oil, soybeans, raw seeds and nuts, dried beans, and so on.

Vitamin H, also known as biotin, produces keratin and promotes cell growth and metabolism that helps in hair growth and prevents brittle, fragile hair. Biotin deficiency results in loss of hair, eyelashes, and eyebrows. Sources of vitamin H are yeast, whole grains, egg yolks, liver, rice, milk, cheese, Swiss chard, peanuts, raw cauliflower, raspberries and avocado.

Vitamin B is also useful for hair. It strengthens hair follicles and makes it less prone to damage and hair loss. Eating vitamin B content in your diet will increase hair growth, reduce hair loss and prevent your hair from graying as well.  Vitamin B is found in eggs, meat, fresh fruits, turkey, and fish. Especially vitamin B5, B6, B9 are also useful for improving your hair condition.

Development Phases of Enterprise Software

Enterprise software (ES) is capable of performing all the operations related to the organizations or businesses. Organizations need to be careful and be involved thoroughly in the development of the software to make sure that it is designed to operate efficiently and is well suitable for the business.

Here are some important steps to follow by the organization while developing the software for their enterprise.

Requirement gathering
This is the first and most important phase of development of enterprise software. Requirements provided to the developer must be brief, sharp and complete. The organization must have total clarity on how the software should be and what operations of their business it has to perform.

Care should be taken that any unwanted or extra operations should not be provided to the developer. This makes the software complex and expensive for the organization.

There should be a good communication between the organization and the developer.

Creating an outline
Once the requirements are given to the developer. They should understand them well and create an outline of the ES which they are going to develop. It should be explained to the organization and get the approval from them before they start.

Organization must go through the outline thoroughly and see if it covers all the operations of their business before they give approval to start developing the actual ES.

Implementation
After the approval of the organization, developers starts the coding of actual software. This phase of ES development cycle is time taking. The development time varies with the size of the business and their requirements.

This phase involves a group of people proficient in developing the ES according to the requirements given by the organization.

It is the responsibility of the organization in following up the status of the development process.

Trial before deploying
When the actual software is developed, before it is installed in the organization's server it should be executed first and demonstrate to the organization people.

Feedback from the members of the organization should be encouraged and perform modifications for better performance of the ES.

Training should be provided to the people of the organization who are going to work on that ES for enterprise operations.

Installing
After the proper execution of the ES during the trial and making required modifications to it, the ES is installed in the server of the organization/business.

Organization now owns the software which performs all their activities in an efficient way and provide security to their information.

People of the enterprise who are working on the ES must be trained properly so that the ES is not crashed.

Updates/Modifications
After the ES is delivered to the organizations and they using it for some period, it may be required to do some modifications. This may be because of the changes in the business or change in the functionality of the business.

In this case, the developers would do the changes in the ES and add or remove some operations as requested by the organization. Developers may charge or do it for free depending on the modifications.

Importance of Doing Yoga and Taking Multi-Vitamins During Pregnancy

Pregnancy is the most exciting period in a woman's life. Though it is a bit painful both physically and emotionally, women accept it with great grace and confidence. Nothing can ease the pain a woman undergoes during her nine month period. Though few exercises like walking and little jogging enable ease during delivery, they can do them effectively until some point of time, but as the months increase, even walking becomes difficult for them. In such a situation the debut of prenatal yoga, which is designed especially for pregnant women, is found to be an ideal way to stay even more fit during pregnancy.
